  • You have a signed purchase agreement (not just a verbal "Yes")

  • Signed Purchase Agreement must be for 50% or less of the "Retail" Price (Full Market Value)

  • Property must have both Physical Access (drive up) & Legal Access

  • Limited Flood Plain, Limited Wetlands

  • No extremely sloped properties that prevent buildability

  • Properties "Retail" Value (full market value) must be at least $30,000 and no greater than $500,000

We Use a Straightforward Approach At Land Boss Funding, we specialize in providing financing to rural vacant land and Infill lot, land investors.

Here’s how simple it is:

  • We fund land flip deals ranging from $10,000 to $250,000 in acquisition price.

  • You’ll receive a decision on your financing approval within 72 business hours or less.

  • Submit your deal through our "Submit Your Deal" tab, and we’ll take care of the rest.

Our Process:

  1. Secure a signed purchase agreement from the seller.

  2. Submit your deal details through our platform.

  3. We underwrite your deal quickly and reach out with any clarifying questions.

  4. Review and sign the partnership agreement we provide.

  5. We fund your land deal.

how are the profits split?

Two Flexible Models to Choose From

Partnership Model – You take control of the process. We fund your deal, and you manage everything from acquisition to marketing and sales. Profits are split with 60% going to you (the Land Investor) and 40% to Funder.

Joint Venture Model – Let us take the reins. You bring the deal, and we handle funding, acquisition, marketing, and sales. Once the property is sold, you receive your share of the profits. Profits are split 40% to you (the Land Investor) and 60% to Funder.

For both models, profit is calculated as: Sales Price - Capital Invested = Profit. It’s that straightforward.
